If the balcony you%26#39;re looking for is for smoking, I don%26#39;t think a non-smoking hotel will appreciate that. If you%26#39;d just like an outdoor space and it doesn%26#39;t have to be private, the Library, On the Ave, the Hudson, the Empire and the Shelburne Murray Hill all have a terrace or open rooftop bar. There are trendier hotels downtown that also have this like the Gansevoort.

Some other hotels that have some rooms with balcony are the Affinia 50 and the Affinia Gardens has a few suites with patios.

There are actually many previous posts on the forum with the same question and information if you do a text search (hotels with balcony). Here%26#39;s one such with links to 2 others.

The 18th floor Junior Suites at The Doubletree Metropolitan (metropolitanhotelnyc.com) have private terraces. Great midtown location!

Thanks to everyone for the replies, the balconey is not for smoking, I am thinking of travelling with my mum to new york next year and she likes to have fresh air coming into the rooms.

Thanks again for the replies

I have just returned from New York and stayed in the Milburn Hotel (Broadway and 76th ) and stayed on 13th floor.Had a lovely room with balcony with view of the Hudson.
